The neighborhood, which is being built according to modern standards, is unique in its kind of harmony with the surrounding nature, a beautiful green landscape. It is planned to create pools and fountains, shady alleys for walking and recreation, children’s playgrounds and concert venues, flower beds, a park, and all this using energy-saving technologies.

We are talking about the “Yangi O’zbekiston” neighborhood, a kind of eco-town that is being built in the city of Fergana. During his visit to Fergana region, the President got acquainted with the work progress.

Today, construction is being carried out on a vast area of 300 hectares. 298 apartment buildings for more than 65,000 residents will be built here. This is of great social importance for the densely populated city of Fergana and the entire region.

“The territory of our region is located in a 7-8-point seismic zone, which is why we pay special attention to the seismic resistance of buildings”, says Umidjon Uzokov, a leading specialist of the regional territorial inspection for control in construction, housing, and communal services. – In addition, we constantly monitor the quality of building materials and compliance with state standards. For this, there is a special laboratory in the region itself. For example, a sample of the delivered brick, cement, or reinforcement is taken, which is examined in the laboratory and receives a laboratory conclusion. More than 20 departmental documents on low-quality materials were prepared and submitted to the responsible organizations during the process.

The responsible persons of construction organizations are also satisfied with this approach, because they are interested in the strength of the structures they erect, which can serve people for many years.

“We are building two 7-storey residential buildings. We also benefit from constant monitoring by responsible organizations”, says the manager of Madina LLC, Mirzaakbar Rasulov. – New requirements for energy efficiency have also been met: building facades have basalt coating, solar panels and collectors for solar water heating are installed on the roof, and all houses are equipped with modern elevators.

Many amenities are created for city residents. A preschool education institution for 420 children, a school for 990 students, and a polyclinic for 250 people are almost ready, and final finishing work is underway. Just imagine: you leave the house, leave your child in kindergarten or school and calmly go to work. Or you can use the services of the nearest polyclinic at any time. Other social and entertainment facilities like parking and shops are also close to your home. In the evening, you can take a family walk in the Yangi O’zbekiston Park and breathe clean air.

Now let’s touch on an aspect that interests many: what are the prices for houses under construction here, and how to buy an apartment?

“We are building a nine-storey building and have already sold 50 apartments. Buyers come, see the houses with their own eyes and sign a contract”, says Abduvosit Zokhidov, Sales Manager of the construction company Reverem Gold LLC. – People are attracted by clean air, a separate sewerage line, monolithic gas-block roofing, modern design and equipment of entrances, the use of high-quality building materials, and the proximity of a school, kindergarten, or mosque. Today, a square meter of these apartments costs an average of 5 million UZS. Considering buyers’ opinions, 2-, 3-, 4-room flats have been built here. There are studio apartments. We do not have mortgage loans, but installment payment for 48 months has been established. An initial contribution of 10-15 percent can be made in any form.

It should be noted that a particular trading house of banking services has been opened in the city.

“We are ready to help those who want to buy an apartment in the eco-city. Responsible employees of seven regional banks work here every day”, says Pakhlavon Egamov, head of Fergana Center for Banking Services of Turonbank. – We offer our compatriots mortgage loans at 18 percent per annum for up to 20 years. Citizens pay at least 15 percent of the total amount of the apartment, and the bank pays the remaining 85 percent.

A total of 80 houses are expected to be commissioned this year. In subsequent years, the construction of high-rise buildings, schools, kindergartens, and hotels will continue, and a small industrial zone will appear on the adjacent territory. Over time, this city will become a place for the successful implementation of work to provide the population with housing and earnings, a model of the achievements of modern urban planning.
